Our valuation process considers various factors, including: location and size, market trends, zoning and land use potential, accessibility, topography and soil conditions, available utilities, amenities nearby, as well as comparable sales of similar lots in the area, the county-appraised land value and the market-retail value.
That said, as a land investment company, our offers are typically below market retail prices. We understand that what works for us may not always work for you, and we strive to provide fair and transparent assessments.
We try to make it as simple as possible. Everything is done remotely. Traveling is not required. Also, you don’t have to be a tech savvy. We have a solution for everyone.
Once you submit your property details through our website/form or texting us, we’ll review the information. We do our "due diligence", checking out things like location, size, zoning, road access, and more. If it meets our buying criteria, we'll present you with a cash offer.
Offer accepted? Great! We handle the rest—from paperwork to closing. You get paid and we get ownership.
Our process is designed to be fast and efficient. Once you submit your property details, you can expect to receive an offer within two business days. After accepting the offer, closing typically takes place within 2 to 10 weeks, depending on the size of the transaction and the volume of deals we are currently processing.
No major preparation is required. However, having documents like your deed and tax records handy or documentation of any easements or restrictions can speed up the process. If your name is not on the title, please provide a legal document, such as a will or heirship affidavit, that grants you the authority to sign the deed
Once you receive the full amount, we will draft the deed and send it to you for signing and notarization. After the deed is signed, you will need to mail it to the county's Register of Deeds office. We will provide you with all the necessary information and guidance to complete the process smoothly.
